FACTORY DIRECT WHOLESALE PRICING
Should you just be looking for help with ordering product from a factory, over the years, we have ordered housing from every factory in California, and have a sales ordering relationship with all that are currently active. Our expertise in this area can save you time and money, and help you avoid some very common expensive pitfalls. All factories also have their own language, own way of wanting the house ordered, and most require ordering though an authorized builder, which we are. And last but not least, we work with a standard wholesale markup over factory invoice. Contact us for more details on how we can save you money.

Have you gotten a quote for a house order, and now like to get a "second opinion", to make sure you are getting the best price you can? Fax or email us a copy of your order, and we will provide a back-up quote. You can then decide if you would like to order through us, or continue with your first quote provider. No charge for this service--we just appreciate the opportunity to secure your business.
INITIAL NO OBLIGATION PROJECT REVIEW
We will provide an initial review of your project, once you have provided us with your site location and a outline of what you hope to accomplish on the site. We will base our review on both online resources and our building experience. Often, we can also include a vist to your site, to help clairfy actual conditions, and hopefully meet with you.
Once completed, we will communicate to you our comments,and typically can provide a Beginning Project Cost Allowance Performa, to help you understand how much you should anticipate spending, and where it will all go. No charge for this initial service, as we are banking that you will be favorably impressed with our service and expertise, and decide to retain us, to continue working on your project!!
LAND USE CONSULTING & PERMIT PROCESSING
Should you decide to move forward with us, then we can execute a Development Consulting Agreement, whereby we will provide any or all of the services listed below. We can provide either a Turnkey Service package, where we do all the work necessary, or we can provide a Supervision Only Service package, where we are on retainer to consult with you, and provide answers and strategies, while you save cost by doing the actual legwork. All our development services are Fixed Fee Based, with Fee to be determined per project reuqirements.
Project Feasibility Study: To analyze the market, product suitability, preliminary project expense study, and work to identify potential pitfalls and problems. Typical timeframe- 14 to 21 Days. We specialize in providing this service during the Feasibility Contingency period of a Land Purchase Contract.
House Product Selection: Determine housing product to be utilized. Initiate and oversee development of full plans and specifications as necessary, for factory pricing and municipal submittals.
Municipal Planning Process: Provide all coordinating, expediting, and supervision necessary for the securing of all Municipal Site Approvals, Grading Permits, etc., as may be necessary. Process includes locating and interfacing with Civil Engineer, Soils Engineer, Architect, Geologist, and Municipal Agencies, as necessary. Applications will be reviewed, and modified if necessary, to match developers plan. This process to be interfaced with any Homeowners Association requirements, as would be required by the project.
Municipal Building Permit Process:Provide all coordinating, expediting, and supervision necessary for the securing of Municipal Building Permits, as necessary for actual project construction. Process to include Locating and interfacing with Architect, Structural Engineer, Housing Factory, and Municipal Agencies, as necessary. Engaging agencies until full approval of Construction Drawing by said Municipal Agencies involved and building permits ready for pickup.
Utilities and Municipal Service Providers Permit Process:Provide all coordinating, expediting, and supervision necessary for securing approvals from Utility and Municipal Service providers, or approval for private utility or service systems, as would be necessary. Review utility contracts prior to execution by owner.
Off-site/Subdivision Improvements Permit Process: Provide all coordinating, expediting, and supervision necessary for securing approvals from municipal departments responsible for subdividing of property, street and road way improvements, and any other work required to develop individual homesites.
Department of Real Estate Report Process: Work with Developer, his agents, or associated Real Estate Brokerage, to provide information and documentation as necessary, for Developer to secure Report Approvals forsubdivision.
PROJECT MANAGEMENT & GENERAL CONTRACTING
We can provide any or all of the Project Management or General Contracting services you may need, to get your project built. Two of the principals of our company hold active California General Contracting Lisences, and we are prepared to meet the requirements of any Lender you may have involved with your project.
